Before a listing goes live

What we ask of every listing

Every listing on this site has to meet the conditions below before it goes live. They exist so that you can trust what you are looking at, and so that agencies know exactly what to prepare in advance.

  • A licensed agency. We work only with registered Croatian agencies, and we verify the licence before anything is published.
  • A named contact. Every listing names the responsible agency with its own contact details. Enquiries go to them directly and unfiltered — we do not sit in between, and we take no share of any transaction.
  • Real photographs of this property. At least five, taken of the actual home on offer, with usage rights confirmed in writing — never stock images, and never photos of a different unit in the same building.
  • Nothing missing that you would have to chase. Room count, living area, plot size, year of construction and condition are filled in before publication, so a phone call is not the only way to get the basic facts.
  • Real context, not just a pin on a map. We note which part of Trogir, Čiovo or Seget the property sits in, and what that means day to day — walking distance to the old town, how far the nearest beach is, what the road is like in August.
  • The paperwork that protects you. Proof of registered ownership, a statement of any encumbrances, and the energy certificate required by Croatian law — requested before a listing goes live, not after an offer has been made.
  • A description you can trust. Written in plain language, without marketing superlatives, and approved by the agency before publication, so what you read matches what you will see.

New-build projects — what changes. Two conditions above cannot apply to a building that does not exist yet. Where a listing is a new build under construction, we say so on the listing itself. There are no photographs of the finished building, so we publish none — the developer's visualisations appear only where we hold written confirmation of the usage rights. The energy certificate for the finished unit does not exist yet; it is handled as Croatian law requires before handover, not before publication. Everything else on this list applies unchanged, and any completion date shown is the one stated by the agency.

A listing that cannot meet these conditions does not appear here. That is a deliberate limitation, and it is the reason this page fills up slowly.

Trogir
