Trogir, Čiovo & Seget

Three neighbouring places, three different ways of living on the central Dalmatian coast. All within fifteen minutes of each other — and of Split Airport.

The historic heart

Trogir

Trogir's old town sits on a tiny island between the mainland and Čiovo — a UNESCO World Heritage site of Romanesque churches, Venetian palaces and narrow stone streets that have been continuously lived in for over two thousand years. Beyond the historic core, the town continues on the mainland with everyday amenities, schools and year-round life.

Split Airport is barely five kilometres away, which makes Trogir one of the most accessible old towns on the Adriatic — a real advantage for owners who fly in regularly.

Property character

  • Historic stone houses and apartments inside the old town — full of character, often needing careful renovation
  • Modern apartments and family houses in the mainland districts
  • Strong holiday-rental demand thanks to the UNESCO name

Suits buyers who want

  • Culture, restaurants and life outside the front door, year-round
  • A characterful renovation project or a lock-up-and-leave apartment
  • Maximum accessibility — minutes from the airport

The island next door

Čiovo

Čiovo is an island you can drive to — connected to Trogir by two bridges, so you get island scenery without ferry timetables. Its villages each have their own feel: Okrug Gornji with its long beach and lively summer promenade, quieter Arbanija and Slatine along the northern shore facing Kaštela Bay, and Mastrinka closest to the bridge.

Much of the island's development is recent, which means Čiovo has the area's largest choice of newer apartments with sea views, pools and parking — the classic Dalmatian holiday-home formula.

Property character

  • New-build apartments with sea views, often a short walk from the water
  • Villas with pools on the slopes above the coast
  • The area's most active holiday-rental market

Suits buyers who want

  • A modern, low-maintenance holiday home near the beach
  • Rental income potential in the summer months
  • Island atmosphere with a car park and a supermarket nearby

The quiet neighbour

Seget

Just west of Trogir, Seget is really three places: Seget Donji, a fishing village with a walled 16th-century core that merges almost seamlessly into Trogir; Seget Vranjica on its own small peninsula; and Seget Gornji in the hills behind, with wide views over the bay. One of Dalmatia's largest marinas, Marina Baotić, sits on this stretch of coast.

Seget offers the same location advantages as Trogir — the old town is a seafront stroll away — at a calmer pace and often at friendlier prices.

Property character

  • Family houses and apartments along the waterfront and in the village lanes
  • Newer apartment buildings between Seget Donji and Vranjica
  • Hillside plots and houses with panoramic sea views in Seget Gornji

Suits buyers who want

  • Everyday coastal living close to, but not inside, the tourist bustle
  • Better value per square metre than the old town or the beachfront
  • Boating — with a major marina on the doorstep
